A national leader in the lodging and entertainment industry, the Marcus Corporation wouldn’t be where it is today without knowing quality when it sees it. Witnessing first-hand Kapur’s planning stage design liaison work with the WDNR, WisDOT, and the municipalities impacted by Marcus’ proposed The Corners of Brookfield, the 80-year-old Milwaukee company subsequently requested Kapur continue its engineering efforts for the high-end retail and apartment structure.
Sandwiched between I-94 and two heavily traveled connector roads, Kapur balanced re-engineering the site with finding space to provide an internal roadway system. Access was a vital issue due to heavy traffic, and limiting factors like freeway off-ramps, major intersections, and minimal existing right-of-way challenged Kapur as it worked toward creating the exclusive atmosphere Marcus desired despite extensive grade changes and a local preference for limiting access to one location on the east end of the property.
Kapur’s role grew into providing conceptual designs to help Marcus understand its options for maximizing available space, including on-site design and building placement, grading and utility solutions, landscaping possibilities, and Leadership in Energy and Environmental Design qualification.
Kapur delivered all facets of civil site-related design, assisted with landscape architecture, and provided structural review and quality control for the subsurface parking below the development.
